Each roommate pays proportionally based on their room's square footage. The person with the master bedroom pays more; the person in the smaller room pays less.

Example: $2,400/month, 2BR Apartment

Master bedroom: 200 sq ft → pays $1,333 (55.6%)
Small bedroom: 160 sq ft → pays $1,067 (44.4%)
Total private space: 360 sq ft. Rent is split by private room proportion.

Split by Income (Equitable)

Each person pays a percentage based on their income. The higher earner pays more, ensuring the rent is affordable for everyone.

Example: $2,400/month, 2 Roommates

Roommate A earns $70,000 (58.3%) → pays $1,400
Roommate B earns $50,000 (41.7%) → pays $1,000
Use when there's significant income disparity and rooms are similar.

Hybrid: Private Space + Shared Space

The most mathematically fair method. Split shared spaces equally, then add private room costs proportionally.

Formula:

Total Rent = 50% for shared spaces (split equally) + 50% for private rooms (split by room size proportion)

Shared: living room, kitchen, bathrooms. Private: bedrooms.

Beyond Rent: Splitting Other Housing Costs

💡 Utilities

Electricity, water, gas, internet — typically split evenly since consumption is hard to track per person.

Exception: If someone works from home full-time, they might pay slightly more for electricity.

🚮 Trash, Internet, Streaming

Fixed monthly bills split evenly. Streaming services only split among users.

Handling Couples Sharing a Room

When a couple shares one bedroom, the rent split isn't as simple as "per person" because they share the same private space.

  • Rent: Couple pays more than a single but less than 2x the single rate. Common approach: couple pays 1.5x the single room rate.
  • Utilities: Split per person — couple pays 2 shares since they use more water, electricity, etc.
  • Shared supplies: Split per person.
